Sleep on Water.

Why BOTELL exists

Some stays are memorable because of the room. On water, the setting changes the whole experience — how you arrive, what you hear, how the space works and what the morning feels like.

BOTELL exists to make that experience easier to understand and easier to trust, without turning it into something ordinary.

How we build the category

Water First

The water must be real, not just nearby. It should materially shape the stay.

Honest Hospitality

Practical reality comes before marketing. Guests should understand what matters before they request a booking.

We Checked

We Checked is a listing-specific trust mechanism, not a decorative badge. A stay carries We Checked only after BOTELL has completed and recorded the approved verification for that stay.

Quality Before Quantity

BOTELL is not trying to fill a map quickly. We would rather add fewer places that genuinely fit the category than create the appearance of scale.

What counts as an On-Water Stay

An On-Water Stay is accommodation that is genuinely on water and is materially shaped by the water itself.

That does not mean every stay looks or works the same. Access, bathroom arrangements, movement, marina facilities, heating and other practical details can differ from place to place.

BOTELL is hospitality. It is not a boat-rental, yacht-charter or sailing marketplace, and it is not a directory of ordinary waterfront apartments.

Starting in Tallinn

Tallinn is BOTELL’s launch city and the starting point for building the On-Water Stays category.

The launch is intentionally focused. BOTELL is designed to grow to more stays and places without changing what the category means.

Who operates BOTELL

BOTELL is the consumer brand. Botell OÜ is the legal operator behind the platform.
